By accessing the Noir Collection platform (the “Service”) you agree to these Terms of Use. The Service is operated by Black Label Realty. If you do not agree, do not use the Service.

Access is by invitation from a licensed Black Label Realty agent. Membership is non-transferable and may be revoked at any time for any reason, including inactivity, misuse, or termination of the underlying agent relationship.

Listings on the Noir Collection are off-market opportunities sourced by Black Label Realty agents. Addresses, pricing, and availability are shared in confidence. You agree not to republish, syndicate, or circulate listing details outside of direct communication with the Black Label Realty agent who invited you.

Listing information is provided as-is. Pricing shown is a fuzzy indicative range, not a firm offer. All financial and condition details must be independently verified before any transaction.

Use of the Service does not by itself create an agency or fiduciary relationship between you and Black Label Realty. Any such relationship must be formalized separately in a written representation agreement.

You are responsible for the security of your account and the activity that occurs under it. Notify us immediately if you suspect unauthorized access.

The Service, including its design, copy, and software, is the property of Black Label Realty. Listing photos and descriptions are shared for your private evaluation only.

The Service is provided on an “as is” and “as available” basis. Black Label Realty makes no warranties regarding the accuracy, reliability, or availability of listings or the Service itself.

To the fullest extent permitted by law, Black Label Realty will not be liable for indirect, incidental, special, or consequential damages arising out of your use of the Service.

These Terms are governed by the laws of the State of California, without regard to its conflict-of-laws principles.
